RENOVATION OVERVIEW 

This beautiful two storied grand old villa is based in Herne Bay, Auckland. The home has undergone many alterations over its life and we were privileged to be part of its most recent chapter. The home was in need of some love and attention which included a full interior repaint, a new laundry, powder room, en-suite, walk in wardrobe and main bathroom alongside new light fittings, refurbished floors, carpet, hardware, plaster work and additional cabinetry.

The owners wanted the home to be neutral, classical and timeless, honoring the history and heritage of the home but with all the modern comforts. Adding storage was key, as well as rethinking the layout of the spaces.


ENSUITE

 

The layout of the ensuite was reconfigured for the best flow, working around the double hung windows and two entry points into the room. The design was inspired by the mosaic stone tiles which created a focal point and interest. The vanity molding detail was inspired by an antique piece of furniture, the curves soften the long rectangle room and create a nice flow into the shower.

The remedial work for this room was extensive, in order to get straight and plumb walls for the mosiac floor tiles to look their best. Scotia and batten detailing was added to the ceilings, replicating what was seen through the other upstairs rooms. Curved vanity mirrors were custom made with cabinets behind them, which house essentials and power points.


WALK IN WARDROBE

The wardrobe was designed to match the colour of the cabinetry in the ensuite. Shoe shelves, drawers and hanging rails are enhanced by LED lighting.


 

MAIN BATHROOM

The main bathroom was reconfigured to give a large shower at the rear of the room, underneath the existing 2 high windows. This room is designed around the mosiac floor tiles which were custom made to specific colours and meticulously laid. The wall tiles come to a dado line to bring a sense of calm. The vanity is a simplified version of the ensuite vanity, with the same moulding detailing around the drawers. The honed marble top and double ogee edge add a heritage touch alongside the new scotia and ceiling battens.


 

POWDER ROOM

The powder room is on the ground level underneath the grand staircase, although we could have had timber flooring, the petite space felt like it needed something to elevate it. We imported these hexigan mosiac floor tiles and bordered the room to make the space feel more significant. Applying wainscoting on walls extended the detailing seen on the side of the staircase. A custom made fully formed marble sink was fabricated, giving this room a modern juxtaposition. Brass tapware and accents complement the door hardware and light fittings seen throughout the house. 


 

LAUNDRY

The laundry was reconfigured to have the laundry on one side and a cloakroom on the other. Cabinetry was taken to the full height for maximum storage. Shaker panel detailing was used in here in a warm white to keep it fresh, light and feeling spacious.


STAIRWELL & FRONT LOUNGE

Plaster moulding was added to what was a very plain arch and a ceiling rose added to house the new entrance fitting.

The front lounge (not photographed) has 2 custom made bookcases either side of the fire.
